Bhagyanagar India Signs Rs 60 Cr Land Deal in Hyderabad

Bhagyanagar India
The developer will buy 7,260 square yards, or 1.50 acres, for Rs 60 crore. That is just over a third of the land.

Bhagyanagar India agreed to sell part of its Hyderabad land for Rs 60 cr and joint-develop the rest with Om Sree Builders & Developers.

The board cleared the plan on 12 October 2026, and the company signed a memorandum of understanding, an early agreement that fixes the broad terms before the final papers.

The land sits at IDA Uppal in Telangana’s Medchal-Malkajgiri district. In all, the plot measures about 20,080 square yards, and the company will use it in two ways.

Part one is a straight sale. The developer will acquire a 1.50-acre plot (7,260 sq yards) for a total consideration of Rs 60 crore. That is just over a third of the land.

Part two is a partnership. Om Sree will build on the remaining 12,820.52 square yards, about 2.65 acres.

In return, Bhagyanagar India will receive 30% of the saleable area, which works out to roughly 3 lakh square feet of finished space.

Put simply, the company gets cash now and keeps a share of what gets built.

The sale will run through an agreement of sale and then a sale deed. The joint project will run under a development agreement paired with a power of attorney.

Two conditions apply. Shareholders must approve the deal, and the final documents are due within six months of the MoU unless both sides agree to more time.

Om Sree Builders and Developers LLP has no link to the promoter group or group companies, so the deal is not a related party transaction.

The filing also says the developer gets no special rights, such as a board nominee. The land deal follows another big change at the company.

On 7 September 2026, the National Company Law Tribunal in Hyderabad sanctioned a plan to demerge Bhagyanagar India’s copper business into a new company, Tieramet Limited.

At its 8 October meeting, the board appointed Mangilal Narender Surana as an additional director, a move that needs shareholder approval.

It also noted how shareholders’ original share cost splits after the demerger: 89.36% to Tieramet shares and 10.64% to Bhagyanagar India shares.
